FAQs · Honest answers

Do I need planning permission to replace a garage door?

The short answer

Normally, no — replacing an existing garage door like for like is not something planning permission is usually required for. The common exceptions are listed buildings, some conservation areas, flats and leaseholds, or works that change the size of the opening itself.

The longer answer

A straight swap — new door, same opening — falls outside planning control for most houses. Where care is needed: listed buildings need consent for most alterations; conservation areas can carry extra restrictions (sometimes through an Article 4 direction); flats and leasehold properties may need the freeholder's agreement; and widening or altering the structural opening is building work, not just a door swap.

If any of those might apply to you, your local planning authority gives a definitive answer, and we flag anything that looks sensitive at survey rather than leaving you to find out later. For everyone else, the practical questions are size, type and budget — the buying guide covers all three.
